Estate Services

Most blocks of flats and some other estates will have a service charge.  Tamar maintains the shared areas such as gardens, walkways, paths, car parks, stairs, lifts and corridors.

Cleaning

Where there are communal corridors, stairs and walkways Tamar may provide a regular cleaning service.  The purpose is to keep the communal areas looking nice, and the cleaning is normally done once per week.  A copy of the specification is given under downloads on this page.

Gardening

Where there are communal gardens Tamar will provide a gardening service.  Normally the gardener will visit the estate regularly to keep the grass and flower beds up to standard.  Hedges are normally cut twice per year.  A copy of the specification is given under downloads on this page.

Tree Work

Tamar is responsible for maintaining the trees in any communal grounds.  We periodically inspect trees and prune them as necessary.  If there is a tree you are concerned about please call us on 01752 250902.  Please note that if the tree is in your personal garden than you are responsible for maintaining it.

Refuse removal

For estates, Tamar is responsible for keeping the area free from dumped rubbish.  Please bear in mind that Tamar will charge all residents for the removal of any large items through your service charge.  Please contact the Council if you have a large item to dispose of as they may be able to help you.

Communal Lighting

Tamar maintains the lighting in the communal areas of estates.  If there is a problem with the communal lighting you should contact the Tamar Repairs Service on 01752 222 333.

Fire Safety

Tamar takes the safety of its residents very seriously.  Where there is a fire alarm fitted, Tamar will ensure that the alarm is tested once per month.  If there are any enclosed areas Tamar may also provide emergency lighting for use during a fire.  We will normally check this at least annually.  Normally, Tamar does not provide fire extinguishers.

Door Entry

Tamar maintains door entry systems on many estates.  This helps the residents to control who has access to the block.  If you have a door entry system, please only allow people in if they are coming to see you.  Tamar will maintain the door entry system, adjusting time clocks where necessary.  If there is a problem with a door entry system you should contact the Tamar Repairs Service on 01752 222 333.

Lifts

Tamar has a contract with a lift maintenance contractor to look after all of our lifts.  If there is a problem with a lift you should contact the Tamar Repairs Service on 01752 222 333.
